Begin with the deck.
You have the concept. What is missing is the document that carries it — floor plans, materials, lighting, fabrication, all the building blocks — in a form your vendors can build from and your client can commit to.
Without it, everyone is working from a different picture. The vendor builds his interpretation. The client has not fully bought in, because she has not fully seen it. And you cannot price it properly, because a design that has not been drawn cannot be priced out.
The blueprint is what puts everyone on the same page, and it is what makes the next capability possible.
